The foundation is the only part of your home that everything else depends on. When it fails, every system above it pays the price. Floors go uneven, walls crack, doors bind, and what started as a hairline issue becomes a structural emergency. Foundation construction in Fairfax, VA is not work you cut corners on, and it is not work you hand to a contractor who does not understand Northern Virginia's specific soil conditions. SB Builders and Construction Inc. has been building foundations across Fairfax County since 1998 as a Class A licensed and bonded general contractor. We know this ground, we know what it does to poorly engineered foundations, and we know how to build against it. From the clay-heavy soils of Vienna to the shifting grades near the Potomac, every lot in Northern Virginia tells its own story, and we read that story before we ever break ground.

Why Fairfax County Soil Demands a Higher Foundation Standard

The ground under most of Fairfax County is predominantly expansive clay, and clay soil behaves in ways that have direct consequences for foundation performance. Understanding the site-specific conditions is not optional for a foundation contractor working in this region. It is the baseline requirement for building a foundation that performs over decades rather than one that begins showing problems within years.

How Fairfax Clay Soil Affects Foundation Design

Clay soil in Fairfax County absorbs water during rain events and expands, then releases moisture during summer dry periods and contracts. This seasonal cycle of swelling and shrinking exerts lateral and vertical pressure on any foundation system that is not designed to account for it. The consequences of under-engineered foundations in expansive clay soil are well documented across Northern Virginia: horizontal cracking in basement walls from lateral soil pressure, floor slab heaving from soil expansion beneath the slab, settlement and differential movement when drying soil contracts unevenly under different parts of the foundation, and drainage failures that direct water toward the foundation rather than away from it. SB Builders designs every foundation project in Fairfax County with these soil dynamics as the starting assumption, not an afterthought. We require soil testing on every project before engineering begins, we coordinate with licensed geotechnical engineers when site conditions demand it, and we specify footing depths, concrete mixes, rebar layouts, and drainage systems appropriate to the actual conditions of the specific site rather than applying a generic specification to every job. We have built foundations across McLean, Vienna, Great Falls, Reston, Burke, Herndon, and throughout Fairfax County, and the soil profile across this region is well-known to our team from direct field experience.

Frost Line, Drainage, and Waterproofing Requirements in Northern Virginia

Fairfax County requires footings to extend a minimum of 36 inches below finished grade to reach below the frost line, the depth at which ground freezing occurs during Virginia winters. A footing placed above the frost line will heave and move seasonally as the soil freezes and thaws, transmitting that movement to the foundation wall and the structure above. Every foundation we build meets or exceeds this minimum depth requirement, and for basement construction, we excavate to the full depth required for habitable space with additional allowance for the concrete slab, drainage aggregate, and waterproofing system. Waterproofing on the exterior of the foundation wall is not optional in Fairfax County's clay soil environment. Water held against a foundation wall by poorly drained clay exerts hydrostatic pressure that will eventually penetrate any wall system through cracks, tie holes, or cold joints. We apply waterproofing membranes to the exterior face of every basement foundation wall, install perimeter drain tile at the footing level, and backfill with drainage aggregate that allows water to move freely to the drain system rather than ponding against the wall.

Foundation Types We Build in Northern Virginia

SB Builders constructs every foundation type commonly used for residential and commercial construction in Fairfax County and Northern Virginia. The right foundation type for your project depends on your site's soil conditions, topography, water table depth, the intended use of the space below grade, and your project budget. We assess all of these factors during the pre-construction evaluation and provide a clear recommendation before any work is scoped or priced.

Full Basement Foundations

A full basement is the most common foundation type for new construction in Fairfax County and the configuration that adds the most long-term value to a residential property. We excavate to full depth, pour concrete perimeter walls with properly engineered rebar layout and footing design, install the exterior waterproofing system, and complete the drainage aggregate backfill and drain tile installation before any backfilling occurs. A full basement foundation gives the home habitable space below grade that can be finished as living area, storage, utility space, or a combination of uses. For homeowners planning to finish the basement after construction, the quality of the foundation waterproofing and drainage installed during this phase determines whether that finished space remains dry over the life of the home. We also build full basement foundations for new home additions where the addition scope requires its own below-grade foundation. we coordinate both phases under one contract so the connection between foundation and framing is handled by the same team.

Pier and Beam Foundations

A pier and beam foundation uses concrete piers drilled to a stable bearing stratum below the active soil zone, with a beam and joist system spanning between the piers to support the structure above. This foundation type is particularly appropriate for sites with severe differential movement potential, steeply sloped terrain, or very deep active soil zones where driving piers to stable ground is more economical than excavating through the problematic soil layer to reach it. Pier foundations also allow the structure to be placed on slopes that would require extensive grading or retaining wall work with other foundation systems. We drill piers to the depth specified by the geotechnical engineer based on soil borings, pour the pier shafts with reinforced concrete, and frame the beam system above to the structural engineer’s specifications. For framing and structural work above the foundation, we coordinate both phases under one contract so the connection between foundation and framing is handled by the same team.

The SB Builders Foundation Construction Process

Foundation work involves a defined sequence of phases that cannot be reordered or rushed without compromising the finished result. SB Builders manages every phase of the foundation construction process in-house, from initial soil assessment through final inspection.

Site Assessment, Engineering, and Permitting

Every foundation project begins with a site visit and soil assessment. We evaluate the grade, drainage patterns, existing soil characteristics, and any site-specific conditions that affect the foundation design. For projects requiring formal soil testing, we bring in a licensed geotechnical engineer who collects soil borings, analyzes the bearing capacity and soil plasticity index, and provides a formal geotechnical report. That report informs the foundation engineer's design, which specifies footing dimensions, concrete strength, rebar layout, and any special requirements for the site. Fairfax County requires building permits for all foundation work. We prepare and submit all permit documentation, coordinate plan examiner review, and manage the permit process through approval before any excavation begins. You do not visit the building department or track submission status yourself. We offer flexible financing for foundation projects of any scope, including for clients across a range of credit situations. Every inspection is scheduled and attended by our project superintendent, and any comments are resolved before the next phase begins.

Excavation, Construction, Waterproofing, and Inspection

Once permits are approved, excavation begins. We bring appropriate equipment for the site conditions, excavate to the specified depth, and ensure the excavation bottom is at proper bearing elevation before forming begins. Forming and rebar installation follow, with steel placed to the engineer's layout specifications and all rebar tied and supported at the correct cover dimension before concrete placement. We use high-strength concrete with the specified compressive strength, vibrate it properly during placement to eliminate voids, and manage the curing process to achieve full design strength before backfill loads are applied. Waterproofing membrane application follows concrete curing, drain tile installation follows waterproofing, and drainage aggregate backfill is placed in lifts with compaction monitored to prevent settlement. Fairfax County inspects foundation work at multiple phases including footing, foundation wall, and waterproofing before backfill. We schedule all inspections, have the project superintendent on-site during every inspection, and resolve any comments before proceeding to the next phase. Bob, the project manager, was very patient with me as a first time renovator. I asked approximately 1m questions and he answered them all. The technicians that actually did the tiling, painting, etc., were efficient, respectful and professional. They finished an entire bathroom renovation in less than a full 2 weeks! Excellent company!

I couldn’t be happier with the work SB Builders did on our bathroom renovation. From the very beginning, Bob was fantastic. I reached out to him with some challenging issues with my walls and floors, and he took the time to carefully listen and then offered multiple practical solutions. He never pushed us toward the most expensive option—just honest, smart recommendations that fit our needs and budget.
Once we decided on the scope of work, his installers arrived right on time and got straight to it. The quality of the work was outstanding—everything was done meticulously right the first time. All surfaces were square and flat, and the entire job was left spotless and clean. Best of all, there were no hidden fees, no surprise upcharges, and no unnecessary extras. Just honest, high-quality work at the price we agreed on.
My wife and I could not be happier with the final result. SB Builders exceeded our expectations in every way. We will definitely be using them again for future projects and will be recommending them to everyone we know.
Wow! SB Builders did another job for us, this time two remaining bathroom renovations, and both turned out extremely well. We chose the materials they used, and they got the sundries of construction and did the work. I trust Bob and his team to do excellent work. They have not let me down. We used them for a main bedroom/bath suite creation and were so happy with the results that not only have we brought them back for this renovation, but we’ve recommended him to several friends, ALL of whom have used his services.

The team is responsive, friendly, on time, diligent, and do great work. They listened when I had special requests and made changes to accommodate, doing it happily.

Have I mentioned how quickly they did the work? Essentially, just under three weeks. That includes demolition, buildout and finishing, and a final clean up from a cleaning company. The only delays were on our side because of fixture shipping delays, and they worked around it.

Bob is the owner and he’s responsive, knows his business, and is happy to work with clients to make their projects just right.

And finally, let me say that SB Builders is very competitively priced. Not only do you get quality work, you get it at great prices.

Just look at the finished projects! I could not be happier.

We worked with Bob and his team to complete a fairly complex kitchen remodel, which turned out beautifully and has completely transformed our home. The project included removing the existing wall between the dining room and kitchen, removing another wall in the entryway, replacing a sliding glass door with a single door, replacing two small windows with a large window, and building an entirely new kitchen within that new space. We stripped the kitchen down to subfloor and studs and entirely changed the layout of our kitchen to better optimize the space and create a new open feeling throughout the 1st floor. We also installed new hardwood throughout the first floor to create a seamless look. We're very happy with the results that we achieved with SB Builders. Bob is great to work with and he's very focused on delivering high quality work on a fast timeline. Cycling crews through the job is one of Bob's superpowers - he will work tirelessly to keep a steady flow of progress on the job. Bob proved to be a very knowledgeable and flexible partner on this project. There were several unknowns at the start (especially regarding taking down the walls) and I made several revisions during the job. Bob's change orders were very fair and ultimately I feel that we got a good value for the work that was performed. I would definitely recommend working with Bob for kitchen remodeling projects. He's a great guy and very focused on providing an honest value to the customer, which I greatly appreciated throughout the project.

We engaged SB Builders and Construction to add an addition to our home. We needed a mother-in-law's suite on the first floor as well as a second floor addition to expand our master bedroom and on-suite. Bob and his team were consummate professionals from start to finish. Bob walked us through every step of the process from design to final completion. Bob is an exceptional contractor with extreme detail to customer service. He is available 24/7, always promptly answers emails and text messages and is always available to answer questions. Bob also is on site daily checking on the build and making sure things are going according to schedule. Bob's team is also is exceptional. Edwin, his project manager, is second to none. He knows how to construct just about anything and when an issue occurs he knows how to fix it. During construction our daughter asked "is Edwin coming today" because she knew he would do quality work. We bought the workers lunch on more than occasion because they were so professional. Overall, we are extremely happy with the workmanship we received and the attention to detail that SB Builders provided. I will not hesitate to recommend them to anyone. Our project was finished on time and with exceptional results!
Foundation Construction FAQ

Frequently Asked Questions
About Foundation Construction

Planning a foundation project in Fairfax County? Here are answers to the questions homeowners ask most before starting new foundation construction.

01 How much does foundation construction cost in Fairfax, VA?

Foundation construction costs in Fairfax, VA depend on foundation type and project scope. A concrete slab for a garage or addition typically runs $8,000 to $20,000 depending on size and reinforcement requirements. A crawl space foundation runs $15,000 to $35,000. A full basement foundation for a new home or addition typically ranges from $30,000 to $70,000 or more depending on depth, size, and waterproofing scope. SB Builders provides detailed written estimates after a site assessment and soil evaluation. No foundation project is accurately quoted without reviewing the site conditions.

02 How deep do foundations need to be in Fairfax County?

Fairfax County requires footings to be placed a minimum of 36 inches below finished grade to extend below the frost line. Basement foundations require excavation to full habitable depth, typically 8 to 10 feet below grade depending on ceiling height requirements and slab thickness. The exact footing depth for any project is confirmed by soil testing and the geotechnical engineer's report, and the final specification is reviewed by the Fairfax County building department during the permit review process.

03 Do I need a permit for foundation work in Fairfax, VA?

Yes, always. All foundation construction in Fairfax County requires a building permit. The permit package includes foundation plans, structural drawings, and the geotechnical report where required. SB Builders handles all permit applications, submissions, and inspection coordination. The project does not begin and no excavation occurs until all required permits are in hand.

04 How long does foundation construction take?

Most foundation projects take two to six weeks from excavation start to completed backfill depending on foundation type and project size. A concrete slab runs five to ten days. A crawl space foundation runs two to three weeks. A full basement foundation for a new home or large addition runs four to six weeks or more depending on site conditions, cure time requirements, and inspection scheduling. SB Builders provides a written schedule before work begins.

05 What foundation type is best for a Fairfax County home?

The right foundation type depends on your site's soil conditions, slope, intended use of below-grade space, and project budget. Full basements add the most long-term value and are the most common choice for new construction in Fairfax County. Crawl spaces are appropriate where full excavation is not warranted by budget or site conditions. Slabs suit garages, additions, and commercial structures. Pier and beam foundations are best for severely sloped sites or problematic soil conditions. SB Builders assesses your specific site and provides a clear recommendation before any pricing is finalized.

06 Do you handle foundation waterproofing as part of the project?

Yes. Exterior waterproofing is a standard component of every full basement and crawl space foundation we build. We apply waterproofing membranes to the exterior face of the foundation wall, install perimeter drain tile at the footing level, and backfill with drainage aggregate. This exterior waterproofing system is more effective and more durable than interior waterproofing systems and is the correct approach for Fairfax County's clay soil conditions. For existing homes needing waterproofing improvements, contact us to discuss the options.

07 Can you build a foundation for a home addition in Fairfax County?

Yes. Foundation work for home additions is one of the most common scopes we handle across Fairfax County and Northern Virginia. Addition foundations must be tied into the existing foundation correctly to prevent differential settlement between the old and new structures, which requires careful assessment of the existing foundation type and condition before new work is designed. We assess the existing foundation during the site visit and design the addition foundation to integrate properly with it. For the framing and structural work above the new foundation, we coordinate both phases under one contract.

08 Do you offer financing for foundation construction?

Yes. SB Builders offers flexible financing for foundation projects of any size, with options available across a range of credit scores. Foundation work is often non-optional once a problem is identified or a new build requires it, and financing ensures the work is done correctly rather than deferred or minimized due to upfront cost constraints. Ask about financing when you request your estimate, or reach us at 703-625-0132 or through our contact page .
