Northern Virginia homeowners invest heavily in their properties but routinely leave the most underutilized asset untouched: the backyard. A custom backyard cabana in Fairfax, VA converts that unused space into a functional outdoor living area your household uses every week, not just on special occasions. SB Builders and Construction Inc. has been designing and building custom outdoor structures across Fairfax County since 1998. We are a Class A licensed and bonded general contractor, which means every cabana we build is permitted, inspected, and constructed to the same code standards as any permanent addition to your home. No prefab kits, no subcontracted crews, no shortcuts.

Backyard Cabana Designs We Build in Northern Virginia

Every backyard in Northern Virginia is different, and the right cabana design depends on how your household actually wants to use the space, the dimensions and grade of your yard, your HOA requirements if applicable, and how the structure needs to integrate with your existing home's architecture. SB Builders designs every cabana project from scratch based on your specific site conditions and use case.

Poolside and Entertaining Cabanas

A poolside cabana is the most frequently requested outdoor structure we build across Fairfax, Great Falls, McLean, and Vienna. The design combines shade coverage, weather protection, seating areas, and optional built-in features including wet bars, mini refrigeration units, exterior outlets, and ceiling fans. The structure is positioned and oriented to maximize shade during the afternoon hours when pool use is highest, and the roofline is matched to the existing home to maintain visual cohesion across the property. For properties with existing patios or decking, the cabana can be integrated with the hardscape so the transition between structures feels intentional rather than added on. If your project involves new home additions or full home renovations alongside the outdoor build, we coordinate the full scope under one contract.

Dining and Outdoor Kitchen Cabanas

An outdoor dining cabana extends your usable entertaining space beyond the interior of your home. We build structures that accommodate full dining table setups, overhead lighting on dimmer circuits, ceiling fans for air circulation during summer months, and, where the scope includes it, outdoor kitchen components including prep surfaces, sink connections, and weatherproof storage. Homeowners in Arlington, Alexandria, Annandale, and Falls Church who entertain regularly find that a purpose-built dining cabana adds more practical value per square foot than almost any comparable interior renovation. The structure is built on a concrete slab or paver foundation, framed and roofed to match the home, and wired by our in-house electrical team to Fairfax County and Northern Virginia code.

What Goes Into Building a Backyard Cabana the Right Way

The difference between a backyard cabana that lasts twenty years and one that shows problems within three comes down to foundation work, roofing execution, material selection, and whether the project was properly permitted and inspected. SB Builders applies the same construction standards to outdoor structures that we apply to interior additions and new construction.

Foundation Construction

Foundation, Framing, and Structural Standards

Every cabana we build starts with a properly engineered foundation matched to the soil conditions of your specific property. Fairfax County has a high proportion of expansive clay soil that shifts seasonally, and a foundation design that ignores that reality will show cracking, settling, and structural movement within a few years of construction. We pour concrete footings or a full slab depending on the structure’s size and intended use, and all framing uses pressure-treated lumber at ground contact points to prevent rot and pest infiltration in Northern Virginia’s humid climate. Our framing and structural work team handles every phase of the structural build in-house, with no subcontracting at this stage of the project. Roofing is engineered to match the existing home’s pitch, material type, and overhang profile. A cabana roofline that does not match the primary residence reads as a kit addition regardless of how well the rest of the structure is built. We select shingles, standing seam metal, or composite roofing materials that are consistent with what is already on your home, and we build the rafter layout to the same load specifications as any permanent residential roof in Virginia. Our cabanas look like original features of the property rather than additions.

Electrical, Finishing, and HOA Compliance

Electrical service to a detached backyard structure requires a dedicated circuit run from the main panel, a separate sub-panel or GFCI protection for the new structure’s outlets, and, for enclosed builds with HVAC, proper load calculation to ensure the existing service capacity handles the addition. Our in-house electrical team handles all of this to code, pulling the required permits and coordinating inspections at each phase. We do not use extension cord solutions or unprotected wiring runs that fail inspection or create liability. Every outlet, fixture, and fan is installed to code and inspected before the project closes out. For homeowners in HOA-governed communities across Reston, Burke, Herndon, Chantilly, and Centreville, we prepare the full HOA architectural review submission as part of our standard scope. This includes elevation drawings, material specifications, color samples, and site plan documentation. Our experience with HOA boards across Northern Virginia means we design to their approval requirements from the start, which avoids the revision cycles and delays that come from submitting without that knowledge. For windows and exterior improvements that complement the cabana build, we coordinate those under the same project where practical.

The SB Builders Process for Backyard Cabana Projects

From your first call to the final walkthrough, every cabana project at SB Builders follows a defined process that keeps you informed and eliminates the uncertainty that causes most homeowner-contractor disputes.

Site Visit, Design, and Fixed-Price Estimate

The process starts with a free on-site assessment. We visit your property, measure the available space, assess the grade and soil conditions, review your HOA requirements if applicable, and discuss your intended use and design preferences. From that visit, we produce a detailed design plan and a fixed-price written estimate that covers every item in the scope. There are no vague ranges, no estimates that shift after you commit, and no change orders presented after work is already completed. What we quote is what you pay unless you make a scope change, and all scope changes are approved by you in writing before work proceeds. We also offer flexible financing for projects of any size, including for clients across a range of credit scores.

Permitting, Construction, and Final Sign-Off

Once the design and estimate are approved, we submit permit applications to Fairfax County or the relevant jurisdiction on your behalf. We prepare all required documentation, track submission status, and schedule inspections at each required phase. Construction begins after permit approval and follows a defined sequence: site preparation, foundation work, framing, roofing, electrical rough-in, finishing, and final inspection. Our team handles every phase in-house, which means there are no scheduling gaps waiting for independent subcontractors. At the end of the project, we walk the completed structure with you, resolve any punch list items before we close out, and confirm all permits are finaled and on record. Your completed cabana is permitted, inspected, and backed by our workmanship warranty.

Bob, the project manager, was very patient with me as a first time renovator. I asked approximately 1m questions and he answered them all. The technicians that actually did the tiling, painting, etc., were efficient, respectful and professional. They finished an entire bathroom renovation in less than a full 2 weeks! Excellent company!

I couldn’t be happier with the work SB Builders did on our bathroom renovation. From the very beginning, Bob was fantastic. I reached out to him with some challenging issues with my walls and floors, and he took the time to carefully listen and then offered multiple practical solutions. He never pushed us toward the most expensive option—just honest, smart recommendations that fit our needs and budget.
Once we decided on the scope of work, his installers arrived right on time and got straight to it. The quality of the work was outstanding—everything was done meticulously right the first time. All surfaces were square and flat, and the entire job was left spotless and clean. Best of all, there were no hidden fees, no surprise upcharges, and no unnecessary extras. Just honest, high-quality work at the price we agreed on.
My wife and I could not be happier with the final result. SB Builders exceeded our expectations in every way. We will definitely be using them again for future projects and will be recommending them to everyone we know.
Wow! SB Builders did another job for us, this time two remaining bathroom renovations, and both turned out extremely well. We chose the materials they used, and they got the sundries of construction and did the work. I trust Bob and his team to do excellent work. They have not let me down. We used them for a main bedroom/bath suite creation and were so happy with the results that not only have we brought them back for this renovation, but we’ve recommended him to several friends, ALL of whom have used his services.

The team is responsive, friendly, on time, diligent, and do great work. They listened when I had special requests and made changes to accommodate, doing it happily.

Have I mentioned how quickly they did the work? Essentially, just under three weeks. That includes demolition, buildout and finishing, and a final clean up from a cleaning company. The only delays were on our side because of fixture shipping delays, and they worked around it.

Bob is the owner and he’s responsive, knows his business, and is happy to work with clients to make their projects just right.

And finally, let me say that SB Builders is very competitively priced. Not only do you get quality work, you get it at great prices.

Just look at the finished projects! I could not be happier.

We worked with Bob and his team to complete a fairly complex kitchen remodel, which turned out beautifully and has completely transformed our home. The project included removing the existing wall between the dining room and kitchen, removing another wall in the entryway, replacing a sliding glass door with a single door, replacing two small windows with a large window, and building an entirely new kitchen within that new space. We stripped the kitchen down to subfloor and studs and entirely changed the layout of our kitchen to better optimize the space and create a new open feeling throughout the 1st floor. We also installed new hardwood throughout the first floor to create a seamless look. We're very happy with the results that we achieved with SB Builders. Bob is great to work with and he's very focused on delivering high quality work on a fast timeline. Cycling crews through the job is one of Bob's superpowers - he will work tirelessly to keep a steady flow of progress on the job. Bob proved to be a very knowledgeable and flexible partner on this project. There were several unknowns at the start (especially regarding taking down the walls) and I made several revisions during the job. Bob's change orders were very fair and ultimately I feel that we got a good value for the work that was performed. I would definitely recommend working with Bob for kitchen remodeling projects. He's a great guy and very focused on providing an honest value to the customer, which I greatly appreciated throughout the project.

We couldn’t be happier with our experience working with Bob and his team!! He just finished a full hair salon build out for me and my partner and he has blown us away. His communication and follow-through are truly unmatched — he is efficient, kind, and incredibly reliable. Any time we needed something done, he delivered. His crew is professional, pleasant to be around, and clearly cares about the quality of their work.

Bob always answers the phone (I’m convinced he doesn’t sleep!) and consistently goes above and beyond to make sure everything is done right. If you’re looking for a contractor who truly shows up, communicates, and delivers excellent work, Bob is the one. Highly recommend!

We engaged SB Builders and Construction to add an addition to our home. We needed a mother-in-law's suite on the first floor as well as a second floor addition to expand our master bedroom and on-suite. Bob and his team were consummate professionals from start to finish. Bob walked us through every step of the process from design to final completion. Bob is an exceptional contractor with extreme detail to customer service. He is available 24/7, always promptly answers emails and text messages and is always available to answer questions. Bob also is on site daily checking on the build and making sure things are going according to schedule. Bob's team is also is exceptional. Edwin, his project manager, is second to none. He knows how to construct just about anything and when an issue occurs he knows how to fix it. During construction our daughter asked "is Edwin coming today" because she knew he would do quality work. We bought the workers lunch on more than occasion because they were so professional. Overall, we are extremely happy with the workmanship we received and the attention to detail that SB Builders provided. I will not hesitate to recommend them to anyone. Our project was finished on time and with exceptional results!
Backyard Cabana Construction FAQ

Frequently Asked Questions
About Backyard Cabana Construction

Planning a backyard cabana in Fairfax County? Here are answers to the questions homeowners ask most before adding a custom cabana to their property.

01 How much does a backyard cabana cost in Fairfax, VA?

Custom backyard cabana construction in Fairfax, VA typically ranges from $20,000 to $80,000 depending on size, configuration, and finishes. An open poolside or dining cabana at a standard size runs $20,000 to $40,000. A screened or partially enclosed structure falls in the $35,000 to $55,000 range. A fully enclosed year-round cabana with HVAC and electrical service typically runs $50,000 to $80,000 or more. SB Builders provides free on-site estimates with written fixed pricing before any commitment.

02 Do I need a permit to build a backyard cabana in Fairfax County?

Yes, in most cases. Any permanent structure in a Fairfax County backyard requires a building permit. Enclosed structures additionally require electrical and mechanical permits. SB Builders handles all permit applications, required documentation, and inspection coordination on your behalf. You do not visit the county building department or track submissions yourself. Working without a permit creates title complications at resale and voids homeowner's insurance coverage for the structure.

03 How long does backyard cabana construction take?

Most cabana projects take three to six weeks from permit approval to final walkthrough. An open or lightly screened structure on a straightforward flat site runs three to four weeks. A fully enclosed cabana with electrical and HVAC work takes five to seven weeks. We provide a written project schedule before construction begins and communicate proactively if anything changes.

04 Will a backyard cabana match my existing home's style?

Yes, and this is a primary focus of our design process. We match the roofline pitch, roofing material, siding, trim profile, and paint color to your existing home before finalizing plans. The goal is for the completed structure to read as an original feature of the property rather than a generic kit addition. We do not apply stock designs to every property regardless of architectural context.

05 Can you build a cabana on a sloped or difficult yard?

Yes. We have built on sloped terrain, dense clay soil, yards with significant tree root systems, and tight urban lot configurations across Fairfax County and Northern Virginia. Site conditions affect the foundation approach and cost, and we assess those conditions during the initial site visit before finalizing the estimate. Slope and drainage are addressed in the foundation design, not worked around after the fact.

06 Can a backyard cabana be used as a home office or living space?

Yes, if it is designed and permitted as conditioned habitable space. A fully enclosed cabana with insulation, windows, heating, cooling, and proper ventilation can qualify as habitable square footage under Virginia building code when ceiling height and egress requirements are met. This configuration is permitted as an accessory structure in most Fairfax County residential zones and adds to the home's assessed value. SB Builders designs enclosed cabanas to meet habitable space standards when that is the client's intent.

07 Does SB Builders handle HOA approval for cabana projects?

Yes. For homeowners in HOA-governed communities, we prepare the full architectural review submission as part of our standard scope. This includes elevation drawings, material specifications, color samples, and site plan documentation required by most HOA boards in Northern Virginia. We design to their approval requirements from the start to avoid revision delays. If you have received your HOA's architectural guidelines, bring those to the initial consultation.

08 Do you offer financing for backyard cabana construction?

Yes. SB Builders offers flexible financing for cabana projects of any size, with options available across a range of credit scores. Ask about current terms when you request your free estimate. You can reach us at 703-625-0132 or through our contact page .
