    Framing is one of those things most homeowners don’t think about until something goes wrong  or until they’re planning a project big enough that they can’t ignore it anymore. A room addition. A second story. A wall coming down between the kitchen and living room. A new garage. A full gut renovation where the existing framing turns out to be worse than anyone expected.

    • New construction framing is where we start from scratch, foundation plate to ridge beam, every stud, joist, header, and beam installed to plan, to code, and to a standard that will still be performing solidly 30 or 40 years from now. We’ve framed new homes across Fairfax County, McLean, Vienna, and Great Falls, and we know what it takes to get through the permit and inspection process in each jurisdiction without delays.
    • Home additions are probably our most common framing request. A rear extension. A bump-out. A full second-story addition on a rancher. The framing challenge with additions isn’t just building something new it’s tying it into what already exists in a way that makes the whole structure perform as one. That requires experience, not just carpentry skills. We assess the existing load paths, coordinate with engineers when the scope demands it, and make sure the new and old work together the way they’re supposed to.
    • Load-bearing wall removal is something a lot of homeowners want but underestimate. Knocking out a wall between a kitchen and a dining room sounds simple. When that wall is carrying floor or roof load from above, it isn’t. We’ve seen the aftermath of DIY load-bearing removals that went wrong, cracked drywall, sagging ceilings, doors that won’t close. We do this work with temporary shoring, properly sized beams, correct post-to-foundation load transfer, and permits pulled so the work is on record and inspected.
    • Structural repairs come up more often than people expect especially in older homes across Alexandria, Arlington, Annandale, and Falls Church. Rot from long-term moisture issues. Termite damage in floor joists or rim boards. Sill plates that have deteriorated over decades. We come in, assess what’s actually there, tell you honestly what needs to go and what can stay, and do the repair work in a way that restores the structural integrity without tearing apart more of the house than necessary.
    • Roof framing  gable ends, hip roofs, valley intersections, dormers we frame rooflines that are geometrically correct, properly tied to the wall system, and built to handle the snow and wind loads this region sees.     What We See a Lot of in This Region

    • Northern Virginia and the Maryland suburbs have a real mix of housing stock, some of it dating back to the 1950s and 60s, a lot of it built in waves through the 70s, 80s, and 90s, and newer construction scattered throughout. Each era of building comes with its own framing quirks and problem areas.
    • Homes in Burke, Springfield, Lorton, and Newington that were built during the subdivision boom of the 70s and 80s often have framing that was done fast, with dimensional lumber that doesn’t always meet today’s standards. When homeowners in those areas come to us for renovations or additions, we frequently find things that need to be addressed before new work can go on top of them.
    • In older neighborhoods like Alexandria, Arlington, and Falls Church  homes from the 40s, 50s, and early 60s the framing is often actually quite solid, but moisture damage, settling, and previous renovation work done without permits can create complications. We work carefully in these homes because the goal is always to fix what needs fixing without creating new problems.
    • Out in Reston, Herndon, Chantilly, and the newer parts of Fairfax County, the framing issues tend to be different  engineered lumber systems, truss roofs, and tight tolerances that require precision when modifications are needed.
